    WHEREAS, Bryan J. Weber and Emily A. Weber, husband and wife, by their certain Deed of Trust dated the 4th day of May, 2018, and recorded in the Recorder's Office of Miller County, State of Missouri, recorded on the 25th day of June, 2018, at Deed of Trust Book 2018, Page 2545 conveyed to Derek L. Smith, as Trustee, all of their right, title, interest and estate in and to the following described real estate, County of Miller, State of Missouri, viz:
    A parcel of land located in the Northwest quarter of the Southeast quarter of Section 27, Township 40 North, Range 15 West of the 5th Principal Meridian, in Miller County, Missouri, described as follows: From the center of said Section 27 run East along the quarter section line a distance of 390 feet, more or less, to the Easterly right-of-way line of Supplementary State Highway Route \'91'V'' for point of beginning of the parcel of land hereby conveyed; thence in a Southerly direction along the Easterly right-of-way line of said Route \'91'V'' a distance of 128 feet, more or less, to the Northeast corner of a parcel of land containing 2 acres more or less conveyed to Paul F. Molloy by a Warranty Deed dated March 13, 1963, recorded in the Recorder's Office of Miller County, Missouri, in Deed Book 103, page 556; thence East along the North line of said Molloy parcel of land a distance of 200 feet to the Westerly right-of-way line of a County Road; thence in a Northerly direction along the Westerly right-of-way line of said County Road to the North line of said quarter-quarter section; thence West along the North line of said quarter-quarter section to the point of beginning.
    Subject to an easement for a private roadway upon, over and across the South 18 feet of the above described parcel of land as reserved by Warranty Deed filed of record at Book 139, page 604, Miller County Recorder's Office.
    Which said conveyance was made in trust to secure the payment of a certain promissory note in said deed described, and,
    WHEREAS, said note has become due and is now unpaid, and
    NOW THEREFORE, in accordance with the provisions of said Deed of Trust, and at the request of the owners and holders of said Deed of Trust and beneficiary of said indebtedness, the undersigned Trustee will proceed to sell the above described real estate at the front door of the County Courthouse, in the City of Tuscumbia, in the County of Miller, State aforesaid, to the highest bidder, for cash, at public auction on Friday, the 27th day of March, 2020, between the hours of nine in the forenoon and five in the afternoon of the day, towit: at approximately 1:00 p.m., to satisfy said note, together with the cost and expenses of executing this trust.
